Steps involved in selling your home

Have you somewhere to move to?

Denis A. Barrett, Auctioneers & Property Consultants recommend that you have accommodation or your new house is ready prior to putting your property on the market as miss timing can be very expensive.

Finding an Agent

Denis A. Barrett, Auctioneers & Property Consultants offer the most competitive rates in the market place with no hidden agenda. (We recommend finding an agent who is not operating with a mortgage wing as to insure you get the highest price).

Agreeing your fees structure with the Agent

At this stage you should agree your fee structure and the marketing strategy you wish to proceed with prior to any negotiations commencing on your property (Denis A. Barrett, Auctioneers & Property Consultants ensure you are aware of what way things will proceed as all information will be forwarded to you in a letter outlining the particulars of the fees and marketing structure).

Solicitors

Denis A. Barrett, Auctioneers & Property Consultants recommend you inform your solicitor of your desire to sell in order to make the sale process run more smoothly, we also recommend that you would use the same solicitor and you used in the original purchase of the property.

Sale Agreed

At this stage your home will be Sale Agreed, Barrett Cahill will send out Sales letters to all parties concerned, these letters will contain all the necessary information. I.E. Vendor, Vendors Solicitor, Purchaser and the Purchasers Solicitor, the letter will also contain the sale price and the details and conditions of same.

Pre Contract Queries

At this stage there will be a consultation between both solicitors to ensure a speedy conclusion to the sale, the purchaser's solicitors will be sending out their appointed Engineer to do a structural survey on your property. (Denis A. Barrett, Auctioneers & Property Consultants will ensure that this stage of the process is as painless as possible by ensuring you are fully informed and insisting that the engineer conducts his report speedily).

Contract Stage

At this stage the purchasers will sign contracts and return them to your solicitor, when received you will sign and one contract will be returned to the purchasers solicitor (both parties are now legally bound). At this stage the closing date for the sale will be agreed (usually 28 days from signing of contracts) on and all parties should be made will be aware of this date.

Congratulations: Your sale is concluded.

Solicitors

This is a very important decision and Denis A. Barrett, Auctioneers & Property Consultants urge purchasers to show caution and realise that "value for money" should be your aim as apposed to the cheapest in the market place. Legal fees are usually 1% + VAT.

Sale Agreed

Cost for engineers vary from €250- €500 + VAT .

Contract Stage

At this stage you will sign contracts and return them to the vendors solicitor, when received the will sign them and one contract will be returned to your solicitor (both parties are now legally bound). At this stage the closing date for the sale will be agreed (usually 28 days from signing of contracts) on and all parties should be made aware of this date.

Congratulations: Your purchase is concluded.
